What Do Dilapidations Contractors Do?
Dilapidations contractors carry out the physical reinstatement and repair works required by a commercial lease when a tenant vacates a property. This typically involves removing tenant fit-outs, repairing damage, and returning the property to an empty, lettable condition.
When a lease ends, you generally have two choices: pay the financial settlement demanded by your landlord, or carry out the end of lease dilapidations works yourself. Tenants who manage the reinstatement themselves usually pay significantly less than the landlord's costed claim.
As specialist contractors, we step in to handle the entire physical process. From the initial site survey through to the final photographic sign-off pack, we manage the strip out, repairs, and certification required to close your liability.

Why Do the Works Rather Than Settle in Cash?
A schedule of dilapidations is an opening negotiating position prepared by a surveyor whose job is to protect the landlord's asset. It is not a fixed bill.
If you settle in cash, you are negotiating against a high starting point. If you instruct a contractor, you only pay the true market cost of the repairs required by the lease. The difference is typically between 20% and 40%. Understanding what dilapidations are gives you the control to choose the cheapest exit route.
We price line by line against your schedule, giving you a clear comparison between the landlord's demand and the actual cost to carry out the works.
