Why Do the Works Rather Than Settle in Cash?

A schedule of dilapidations is an opening negotiating position prepared by a surveyor whose job is to protect the landlord's asset. It is not a fixed bill.

If you settle in cash, you are negotiating against a high starting point. If you instruct a contractor, you only pay the true market cost of the repairs required by the lease.
