What's included in an office strip-out?

An office strip-out involves dismantling and removing all tenant-installed fixtures, fittings and non-structural partitions, returning the space to a clear, open-plan shell.

Typical scope includes:

• Raised access floor removal

• Partition demounting
• Data cabling and trunking strip
• Mechanical and electrical disconnection
• Cat 5/6 and power slab removal
• Carpet tile removal
• Internal lighting removal
• Toilets and kitchen strip (where applicable)
• Making good to perimeter walls and floor

How much does an office strip-out cost?

An office strip-out typically costs between £5 and £12 per sq ft, depending on the volume of partitions, the complexity of M&E disconnections, and access restrictions for waste removal. Where the lease also calls for removing an upper floor, we handle mezzanine floor removal in the same programme.

How long does an office strip-out take?

Most office strip-outs take between 5 and 10 working days for units under 10,000 sq ft. The exact timeframe depends on site access, working-hour restrictions, and the volume of materials to be cleared.
