From enquiry to handover

You are usually working to a lease expiry date, so speed and certainty matter more than sales talk. Here is how we take a job from your first call through to handing back a compliant unit.

1. Site visit within days

We arrange a free site visit, normally within a few working days of your enquiry. We walk the property and the schedule with you, measure what needs to come out and note the access, waste and programme constraints that affect price. Seeing the space in person is the only honest basis for a quote.

2. Fixed-price, line-by-line quote within 48 hours

Within 48 hours of the visit you receive a written, fixed price. Every item on the schedule is priced separately so you can see where the money goes and challenge anything over-specified. 3. Agreed programme

Once you accept the quote, we set an agreed programme that works back from your handover date. That includes mobilisation, sequencing of the strip and reinstatement, and any out-of-hours windows needed to protect neighbouring occupiers. A clear programme means everyone knows what is happening and when.

4. Waste documentation and duty of care

Every load leaves the site under registered waste carrier documentation, with full duty-of-care paperwork and transfer notes retained for your records. This is not an optional extra – it is your evidence that materials were removed and disposed of lawfully, and it forms part of the handover pack.

5. Sign-off against the schedule at handover

At completion we sign off against the schedule of dilapidations item by item and hand over a photographic record of the finished works. Your landlord's surveyor gets the evidence they need; you get closure on the liability.

What can go wrong – and how we handle it

No honest contractor pretends every job runs perfectly. Here is how we deal with the three problems that come up most often, so there are no surprises on your bill.

Asbestos discoveries

If asbestos is suspected or found, we stop work in that area and arrange a survey before anything else happens. Removal is carried out by licensed partners, and the additional work is priced as a variation and agreed with you before we proceed. Nothing gets done unpriced, and safety is never traded against programme.

Landlord variations mid-job

Sometimes a landlord changes what they want part-way through – dropping an item because of supersession, or adding one. Because we price line by line, adjusting scope is straightforward: we re-price only the affected items, confirm the revised figure in writing and carry on once you have agreed it. You never lose track of the number.

Access restrictions

Shared service yards, lift-only access, restricted delivery windows and live neighbouring tenants all affect how we work. Where daytime working would disrupt other occupiers, we plan out-of-hours or weekend shifts into the programme from the start and cost them transparently, rather than discovering the problem on day one.
